ABOUT

The approved expansion of the Loop 202 required Dolphin Casting, a subsidiary of Karsten Manufacturing, to relocate from the manufacturing facility it had occupied for more than 30 years. Dolphin Casting provides metal castings for multiple industries and automated processes.

The interior construction included tenant improvements to multiple areas including 10,830 SF of office space, 1,892 SF of assembly space, 78,055 SF of manufacturing space, a 19,858-SF warehouse facility, and a 1,172-SF storage area. Additional scope included five new 3600-amp services, gas line service, cooling towers, chillers, Ergolift cranes, and services to over 100 pieces of equipment.

More specifically, the tenant improvements consisted of building out the following manufacturing departments: Wax Department, Shell Department, Casting Department, Knockout/Shot Blast Department, Finishing Department, Heat Treat Department, and Final Blasting and Inspection Department.
